We have yet to sign a listing agreement with a real estate agent. I know that if I were to try to rent our old house, I probably wouldn't have the stomach for dealing with tenants, and hence would want to have a property manager.

Based on my experience as a renter, my answer would be replete with cursing. I am not helpful in this one other than to say who not to use in Las Vegas.

My experience with property managers is based on two rental properties in Costa Rica, so keep that in mind.

My suggestions:

  • Interview them in person-make sure you feel good about them as people. Honesty, Honesty, Honesty needs to shine through their personality..
  • Get a list of references and then call them yourself-ask open ended questions about the property managers honesty, integrity. Would they recommend the manager for their mom's property...
  • Ask them which subs they use for repairs, and how quick they can get them to respond in an emergency.
  • Ask questions about charges-what is included and what is not in the monthly fee-that one can get you burned in a hurry.
  • Make sure they know all the rules in your state about kicking people out for damaging your property, and failure to pay.
  • Do they have liability insurance?
